Victorian Sash Window Restoration in Banstead , Surrey

Most original Victorian timber is high-quality, slow-grown wood that is often much more durable than modern alternatives. At Eden Sash Windows, Charlie Burgess focuses on saving as much of the original material as possible. If you notice soft patches on your sills or the lower box frame, we can usually splice in matching seasoned timber rather than removing the entire unit. We only suggest a full replacement when the structural integrity of the timber is truly gone.

Yes. A standard sash window overhaul includes the installation of a discreet draught-proofing system. We machine hidden brush seals into the new parting and staff beads. This closes the gaps where cold air and South West London street noise enter your home without changing how the window looks. It stops the traditional Victorian rattle and makes your rooms noticeably warmer.

We often upgrade period windows with double glazing. These units are argon-filled and use low-emissivity (low-E) glass to keep heat inside. Because they are so thin, we can often fit them into your existing sashes or create new bespoke timber sashes that sit perfectly within your original box frames. This maintains the authentic profile and slim glazing bars required for many period homes in Wandsworth and Lambeth.

If your cord has snapped or the window is heavy to lift, we open the internal pockets of the box frame to access the weights. We replace old, frayed lines with heavy-duty wax-impregnated cotton cords. Charlie then checks the lead or cast iron counterweights, adding or removing weight to make sure the sash stays exactly where you leave it and glides smoothly.

Generally, like-for-like timber repairs and maintenance do not need planning permission. However, if you live in a Grade II listed building or an area with an Article 4 Direction—common in places like the Shaftesbury Estate or Clapham Manor—specific rules apply to double glazing. We provide FENSA-registered installations and can advise you on how to satisfy local council requirements with authentic timber joinery.

We use a technique called timber splicing. We cut away the decayed wood until we reach healthy, dry timber. We then rebuild the sill and the bottom of the pulley stiles using durable, seasoned timber. This is bonded with high-quality resins, then primed and sealed. It is a practical way to handle box frame repair while keeping your original Victorian windows for many more decades.

Most projects in South West London, from Battersea to Wimbledon, take a few days depending on the number of windows. We work cleanly inside your home, often using internal access for mansion flats to avoid the cost of external scaffolding. You will receive a written quote after Charlie conducts a detailed survey, so you know exactly what the timber restoration involves before we start.

Acoustic performance is a major concern for properties near the South Circular or Battersea Park Road. By combining our draught-proofing brush seals with thicker acoustic glass or double-glazed units, we can significantly cut the amount of traffic noise that enters your home. This window overhaul makes a dramatic difference to the quietness of your living space.
