Specialist Timber Sash Window Restoration Across
South London

In most cases, yes. Many homeowners are told they need entirely new windows when the existing frames are actually salvageable. We look for ways to repair rather than replace. If your sills have rotted or the lower box frame is soft, we can splice in new, seasoned hardwood or Accoya timber. We use high-quality epoxy resins to seal and bond the repairs, making the wood as strong as it was when first installed. This approach keeps the original character of your Victorian sash restoration or Georgian window repair intact while being more cost-effective than a full replacement.

Original sash windows are notorious for being breezy and rattling during high winds. Our draught-proofing system is a game-changer for London homeowners. We machine hidden brush seals directly into new timber parting beads and staff beads. These seals close the gaps around the meeting rails and stiles without changing how the window looks. This process cuts out the cold air, stops the annoying rattles, and even helps with the noise from busy South West London roads. It makes your home feel much warmer and quieter without the need for bulky, modern frames.

Yes, we specialise in fitting A-rated double glazing into existing timber sashes. These units are much thinner than standard double glazing but offer excellent thermal performance. They use argon gas and low-emissivity glass to keep the heat in. Because the units are so slim, we can often fit them into your original sashes or create new bespoke timber sashes that match your existing profiles perfectly. This is an ideal solution for period property joinery where you want the benefits of a modern home but live in a conservation area in Wandsworth or Lambeth.

When you book a survey with Charlie Burgess, you get a detailed assessment of your windows' health. We check the pulleys, the weights, the timber condition, and the glass. A typical repair involves taking the sashes out of the box frame, stripping away old paint that might be causing them to stick, and replacing the sash cords with heavy-duty wax-impregnated cotton. We also rebalance the lead or iron counterweights so the window glides open and stays in place. The goal is to make your windows functional, secure, and beautiful again.

If we are doing like-for-like timber repairs, you usually do not need planning permission. However, if you live in a property covered by an Article 4 Direction or a Grade II listing, there are stricter rules about changing the glass or the frames. We have extensive experience working within the guidelines of Wandsworth, Richmond upon Thames, and Kingston councils. We can advise you on what is likely to be accepted, such as ultra-slim double glazing or specific timber profiles that satisfy conservation officers while still upgrading your home’s energy efficiency.

All our full window installations are FENSA registered, which means the work meets current building regulations and you will receive a certificate for your records—essential if you ever decide to sell your property. We also carry £2m in public liability insurance and offer a 10-year guarantee on all our new bespoke timber windows. This gives you peace of mind that your investment in your home’s heritage is protected for the long term.
